RATES
Low season rates start at $6000 per week between May 1st and December 14th.
High season rates start at $7500 per week between December 15th and April 30th.
Thanksgiving holiday rates start at $7000 per week.
Christmas and New Years holiday rates start at $8500 per week.
These rates are per cottage and are subject to change.
A $150 per night fee will apply to any extra staying adult over 18.
A service charge of 15% applies to all rates and a 5-night minimum stay is required.

TRANSPORTATION OPTIONS
Airport options include the Cyril E. King International Airport in St. Thomas, USVI and the Terrance B. Lettsome International Airport, Beef Island, Tortola, BVI.
Recommended private transport options on-island include helicopter transfer from the airport or private charter boats from Charlotte Amalie or Redhook. There is also the public Ferry from Crown Bay and Redhook as well as the car barge.

VACATION RENTAL AGREEMENT
THIS IS A VACATION RENTAL AGREEMENT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.
The advance rent payment (1/2 of full payment) as stated above is due at reservation (if paid by money order/cashier check within 4 days and if made by wire transfer within 2 days) of this request or your reservation will be cancelled and the time period made available to any interested guest.
*Please feel free to purchase travel insurance at your own expense, in the event of a natural disaster such as hurricanes, there will be no refunds nor re-booking made through Gibney Beach Villas.
*Please note both Gibney Garden and Beach Cottages are intended for only 2 adults, all adult guest names who are staying at the Villas must be on the Rental Agreement. In the event there are additional adults occupying the Villas, there must be prior notice and Gibney Beach Villas will incur an additional $150.00 fee per night, per adult, any additional guests who do not obey this policy will not be permitted to stay. Only Gibney Beach guests are allowed and permitted on the property.
In the event of the need to cancel your original vacation dates of occupancy with prior notice of a serious illness or death in the family (with supporting documentation), and if final payment has not been received (which would be prior to 60 days to arrival), we will attempt to rebook your stay. If we are successful in doing so, we will gladly refund your deposit amount less -20%; otherwise once final payment has been made under the same rebooking terms listed above, you will have 1 year to rebook your stay from original travel dates. There will be no money returned after final payment has been made and will only be able to rebook future dates within 1 year.
We highly recommend purchasing travel insurance through a third party company if you think you may need to cancel for any other reason.
